In addition to advising on the acquisition, Bronx CRE negotiated a long-term lease on behalf of the tenant, helping structure a transaction that aligned ownership, occupancy, and the school’s long-term facility needs. The deal was negotiated prior to the official approval of the Penn Access Project rezoning, requiring early conviction in the site’s future value and development potential. The property was particularly attractive because the land could accommodate an approximately 7,000 square foot expansion for a regulation high school basketball gym, supporting the charter school’s long-term growth.
