Leasing commercial space in the Bronx

What lease terms are typical for Bronx commercial space?

Most Bronx commercial leases run three to ten years, often with an option to renew. Rent may be quoted per square foot per year or as a monthly number, and the lease may be modified gross or triple net. Restaurant and bar deals sometimes add percentage rent and a longer build-out. A card on this page shows asking rent only when the landlord has published it.

What does a tenant rep cost?

In a typical Bronx lease, the landlord pays the tenant representative's commission out of the leasing fee, so hiring Bronx CRE to represent you does not add a separate bill. Some direct deals are structured differently. We'll tell you who pays, in writing, before you engage us.

How long does it take to lease commercial space in the Bronx?

A straightforward storefront can move from the first tour to a signed lease in a few weeks. Restaurants, bars, and spaces that need a change of use or a heavy build-out take longer because of landlord work and city permits. We'll give you a timeline for the specific space before you spend money on plans.
